The 90-Hour Post-Licensing Curriculum

The journey from Provisional Broker to Full Broker involves not just working under supervision, but also a final phase of formal, deep-dive education. This phase is structured as a specific, three-course curriculum designed by the North Carolina Real Estate Commission (NCREC). How many 30-hour Post-Licensing courses must be completed?

The entire program consists of three mandatory 30-hour courses, totaling 90 hours of specialized instruction that must be completed within the 18-month deadline.

The Three Mandatory Courses (Post 301, 302, and 303)

These courses are structured to build upon the foundation of your initial 75-hour Pre-Licensing course, focusing heavily on applied NC License Law and best practices:

  1. POST 301: Broker Relationships and Responsibilities:
    • Focus: Deep dive into NC agency relationships, legal duties owed to clients and customers, and handling agency contract documents. This is foundational to managing client relationships ethically and legally.
  2. POST 302: Contracts and Closings:
    • Focus: Detailed instruction on contract law concepts, meticulous preparation and procedure for real estate sales contracts (Offer to Purchase and Contract), buyer’s due diligence, and mastering the closing process, including the Real Estate Settlement Procedures Act (RESPA).
  3. POST 303: NC Law, Rules, and Legal Concepts:
    • Focus: A comprehensive review of North Carolina licensing requirements, brokerage compensation issues, the NCREC’s disciplinary process, and specialized topics like property management and miscellaneous NC laws.

Course Sequencing and Logistics

While the NCREC recommends taking the courses in numerical order (301 $\rightarrow$ 302 $\rightarrow$ 303), the courses may be taken in any sequence.

Key Rule: You must be a licensed Provisional Broker before you can enroll in and receive credit for any Post-Licensing course.

Key Takeaway

The NC Post-Licensing requirement consists of three 30-hour courses (90 hours total): Post 301 (Agency), Post 302 (Contracts/Closings), and Post 303 (NC Law). These mandatory courses are the final educational hurdle to achieve Full Broker status and must be finished within 18 months of your licensure date.
