Despite the widespread economic shutdown due to the coronavirus pandemic, home prices in the Asheville market have remained relatively stable. According to the Citizen Times, while the number of closings took a dip in April, the market conditions are still in line with where they were at the beginning of 2020. Experts credit the area’s natural beauty and appeal to buyers of all ages as a reason to expect the market to pick up—soon—which is great news for sellers.

Asheville is a Seller’s Market

Realtors define a seller’s market or a buyer’s market based on supply and demand. The key metric is “months of supply,” meaning how many months it would take to sell all the homes on the market in a given price range. If there are less than six months’ worth of inventory, it is a seller’s market. If there are more than that, it’s a buyer’s market.

The Citizen Times reports just an inventory of just 1.8 months for homes below $350,000, and 3.3 months for the $351,000-$400,000 range in Henderson and Buncombe counties. Experts predict once things begin reopening this seller’s market will contribute to a gradual increase in real estate activity over the summer, leading things to be back where they were before by the end of the year.
